Rental assistance programs such as Section 8 are accepted. You will need to view the home and apply online. During the application process, make sure to include your voucher in the Proof of Income section. Once an application is approved, you will need to get your packet to the leasing agent for them to submit. Make sure you sign your required pages before giving your packet to your leasing agent.
Applications typically take 1-3 business days to process once all required forms have been submitted. If there is any delay in reporting or additional items required, the leasing agent will communicate with you on what is needed. Once an application is submitted, any additional items will need to be emailed directly to the leasing agent. You will not be not able to go back into your application.
Move-in day is scheduled and coordinated with the leasing agent for the team that manages your property. You will also receive a "Welcome Home" email that includes a link for the tenant handbook. Make sure to check this out for FAQ and useful info for your new home!
Move-out inspections are coordinated by your property management team. You can either arrange the key drop-off with them or place them in a secure and clearly labeled envelope to put in our drop box on the front of our office building.
When moving out, you can expect an email from your Property Manager highlighting any move-out items. These will tyically include: cleaning, professional carpets cleaning, repairs on normal wear and tear. It's important to note that during the move-out inspection, we are simply taking photos to process the deposit. You may have a conversation with the person doing the inspection if you are present, but whatever is said during that inspection is non-binding, as we process the move-out at a different time. We suggest if you have any questions about move-out items, you reach out to your property manager with any concerns prior to the inspection.
Typically with a Dodson lease, a 60-day notice is required. However, some leases may differ. If you are unable to find this in your lease, please contact your property manager.
As a tenant you have multiple options for paying your rent:
When making a payment online, you have the option of doing this one of two ways: debit/credit card or bank account. If you input a debit or credit card number, there is a processing fee disclosed to you on the payment screen. If you input your account and routing number, there is no card processing fee. Automatic payments can be set up through your tenant portal. We do not have access to this, so in order to start, stop, or edit your auto-payment, make sure to use your online tenant portal.
Rent is due on the 1st of each month. The grace period gives you from the 1st to the 5th allowing you to pay with no late fee. If there is a remaining balance, a late fee will be charged on the 6th of the month.
Security deposits are held in an ESCROW account for you. Processing of move-out charges and deposits can take up to 45 days. We aim to get your security desposit back to you as quickly as possible.
At the top of our website, there is a link labeled "For Tenants." Here you will find access to your online portal. Online portals are assigned to tenants of Dodson Property Management.
Maintenance requests should be submitted through PropertyMeld.com. For after-hours maintenance emergencies (5:00 p.m. - 8:00 a.m., weekends, and holidays), please call 804.355.7368 ext.1.
Filters are mailed out quarterly by Second Nature. When received, simply take out the old filter and replace it with the new one. Each filter has a date labeled on it making it easier to keep track.
Generally, pest control is the responsibility of the tenant. In situations that pest control may be the responailty of the owner, please consult with your maintenance coordinator.
Stop Loss is a 3rd party vendor that we contract to ensure that our properties meet all laws regarding fire satefy. They perform a detailed inspection of the property and can also help advise you how to keep your family safe and sound!
Typically all utilties are in the tenant's name. In select situations, all or some ulities will be included. If utliites are in your name, we do not have the authority to act on your behalf so we are not able to place work orders or make inquiries with utility companies on your behalf.
