I am a small, private home builder in Richmond, VA and through the years I have managed my own rental properties in-house. Thinking I was saving money, keeping an eye on things, I can do it better than the next guy is what I thought. After 15 years of managing lackluster in-house rental managers, (wife excluded) wasting time and money and having to babysit both ends, renters and managers, I finally saw the light. "Focus on what I'm good at," I said; building rentals and having the pros manage them. The phrase "hire my weakness" came to mind. I turned my entire rental portfolio over to Dodson January 1st, 2021. It has been the best thing I have done for that side of my business. I can now focus on completing my five new rentals on time and start on the next batch. With the new Covid and other laws changing minute by minute, I sleep a heck of a lot better, have my evenings and weekends back and I'm netting more profit. The Dodson crew have been great communicators; local folks with a list of repair people and the accounting I get every month. Whew, it's so much better than we would do in-house. They have certainly allowed the rental side of business to flourish which, in turn, allows me to build more rentals.
